Seeing as though your not going to live in it, you will need to wait until it goes to all bidders. I do know quite a few of the good properties are gone before they make it to that point and I have heard of investors cheating and buying during the owner occupant period, to me it wouldnt be worth the risk because if they catch you, its huge fines and issues.

OK thanks. So just have the tile put in at an angle so the water runs off it.

That would be the simplest solution.

I would probably just use regular drywall, more importantly is type of paint, minimum of satin, preferably semi gloss, flat and eggshell are no good as the mold/mildew grows easily on them.

Windows in showers are always a recipe for leaks and rot, problem is, some bathrooms just plain need them to let in light. I will recommend LIGHT ONLY though, exhaust should always be done via a fan.
I just removed an awning style from one of my houses and tried something new, I built my own custom one that is leak and rot proof, I had a friend who owns a glass company build me a thermopane glass to my dimensions and then I built a custom frame out of PVC trim, works great and lets in plenty of light with no place for water to pool.
I understand that much work is not for the average person but just tossed out something I had done, in your case without seeing it, my first recommendation would be to tile the sill and elevate the window side to pitch towards the shower, caulk all your edges and should work well.

I finished up a bathroom remodel for a client and some odds and ends in my residence, basically, not enough, time to get some serious rehabs going so gonna hit the bricks to get some additional investment.

Maybe bring some comps to them that support that you "screwed up" with your pricing. On the whole people respond better to things they can see and support what you are telling them vs just a blank statement.

Fix the leak, remove any of the drywall that is contaminated and clean the rest of the area using a product that is designed for mold removal. Repair area.

As alot of these other guys have eluded to, having someone local who REALLY knows their stuff is the most important, many areas can vary greatly street by street, let alone blocks apart.
I see houses coming up for dirt cheap daily in the Buffalo area with out of town owners and a quick ML search of the properties history shows them purchasing the property a year or two ago for double to triple what their trying to get currently, just means some unscrupulous person took them for a ride and they didnt do enough of their own due diligence either.

Installing vinyl over the outside isnt a huge process, just nailer strips and the fan fold insulation goes between, would really pretty up the outside.
As far as inside, dont think I would want to go through the expense of furring, insulation and drywall/paint for a rental, block is much more durable, repaint and next tenant.
