Broker more then likely wouldnt pursue it but does that make it ok to screw them out of their money? No. If the buyer found the property through street sign, ML, newspaper ad etc, pay the broker, period.

Once its listed ( and still active ) it doesnt matter where the buyer comes from, listing agency gets their cut.

Definitely going to continue to watch and eventually buy for my own residence, but I'm a gadget geek, cant see me using on flips though as most regular people would have no clue what it is or feel it adds anything to the property.

Hey Dave, I know we have talked briefly via pm but would add that your market resembles mine quite a bit and seeing as though your pretty close to me, I have followed yours also. Neither of our markets saw the big "boom" other parts of the nation had and thus we never got hit with the "bust" either. It seems to me that neither of our ares will see a shortage anytime soon, the areas of the city that the "deals" are in, probably will move around but should be plenty of money to be made.

Looks like you have a good plan in place, good luck and keep in touch, maybe we can do something together.

Sales agents must have their license hung with a brokerage otherwise you dont have the ability to use it.

Rob K I also dont prime existing walls, just patch points, we do wash/prep with tsp though. The kilz 2 is indeed a joke, cheap and works "ok" as basic primer but does NOT stain block at all, in fact I talked to a kilz rep at one of HD's trade luncheons and he said that you need to use either premium or oil based to kill stains, pretty misleading advertising kilz 2 as stain blocking then saying it wont, you need to spend more money to do that....
Kilz 2 sprays ok being thin and at times we will do that for basic primer coverage. ( not stains or fresh drywall )

The oil based is phenomenal ( besides the stink ) it covers everything and can also be used to encapsulate smells. I know contractors who do fire damage remediation and they spray oil to take care of smoke smells in remaining joists and rafters.

Basic rule of thumb for painting is, 1 coat primer, 2 finish color coats.

Your coats are looking "flatter" because your not priming, primer has a specific function and its not just to take your money, it seals the surface and provides grip for the paint, I have seen people put coat after coat of regular paint on because they didnt prime and still didnt look good. There is also a difference in primers and what they are for, PVA primers are for new drywall, seals the paper and any of your joint compound. The sheen of the paint ( flat, eggshell, satin, semi or full gloss ) should always be the same if painted properly, where you may see a difference between new and old work is the texture of the wall as previously painted ones have more roller texture, your fresh wont.

I agree completely with Rob that paint and primer should be two separate applications. Just like the stain and poly mixes in one, not a fan of those either.

Yes indeed, always those small details that throw a monkey wrench into it, "owner occupied" .

Ron Steele I know HomePath by Fannie Mae has some options for investors with both Mortgages and Mortgages with Renovation costs built in available, I believe its only for homes they are selling but no shortage in my area.

Hey thats cheating, I didnt realize "leave it alone" was an option... :)

It looks like you have older style tall ceilings and exactly the reason I said if you do tile to do 3/4 walls, saves money and probably would look better, definitely not a "must do complete walls in shower" just as prefabbed surrounds only cover 3/4 wall as well.

My gas receipts still get brown bagged and my cpa loves me for it, lol.
