Hello Joshua,  there are quite a few of us here from Buffalo, you should definitely do your due diligence and contact someone local to help check out first hand your investments and give advice.  Buffalo changes not only block by block, but street by street.  

There are MANY pm companies and "turn key" ones as well, some more reputable then others and again, due diligence is your best friend.

Agree with Pat, there are quite a few of us from Buffalo active on here, I'm sure any of us would be more then willing to answer any specifics your looking for.  But Yes it is definitely more active then its been in forever.

You cant generalize with taxes saying "Erie County" as you'll get sticker shock in Cheektowaga and other suburbs, the city is cheap though.

Not cured or sealed...not good.  Worse case scenario you can use a grout blade and remove some from the top and regrout.  Lesson learned and dont forget to use a good sealer afterwards, makes clean up simple.

Hello Andrew,  driving will definitely help in Buffalo as neighborhoods change street by street let alone block by block.  With this though, there are many great cash flowing properties in these bad areas as well.  Its all going to be pretty much based upon what your investing plans are and level of risk.  So, what is it your looking to do?

I have been a rehab GC for 25+ years now and always laid my own carpet up until the past couple.  I now only do it for a single room/hall,  if more then that, its cheaper and faster to let my sub do it while I get other stuff done.  Saves the knees and back as well.
