In my area I've noticed Zillow tends to be low on rents. I've had very good luck with Rentometer. It tends to give me a better picture.

Hey guys. I could use your input on making a decision on applications I've received. I had an open house tonight and have received 6 applications so far. At least 4 are good potential renters. I've read that many landlords recommend going through them in the order they are received and stopping at the first one that meets your standards. Others suggest go through the apps and see who is both qualified but also who has the best potential for longer term or less wear and tear. I want to avoid any form of discrimination but some renters seem better than others all other criteria being equal. What do you do?

I agree with quality tenants and quality properties. One thing I would add to the discussion is have a long thorough lease. Go through all of it with your tenant. Good fences make good tenants.

Jason I looked at Leavenworth a year or so ago. I like the market. Decent prices and rents. There are definitely areas that rent more towards the military and some to lower income and centered around the prison. It's important to have a PM who knows the market and has good ins with the base there for housing. I ended up not investing there only because a different opportunity came up. Good luck.

Sandi I haven't used their sewer insurance but Homeserve is a reputable company. I've had exposure to some of their electric products. They use local service companies and they pay claims. It's pretty cheap coverage for what could be a big expense esp if your houses are older. Good luck.

Shane, there are a couple of banks in the Lawrence area that offer a loan that may meet your needs. They are typically 10% down of estimated ARV and then when work is complete it rolls into an 80/20 loan based from the forced equity. Sometimes you can cash out more if the appraised ARV ends up being much higher than estimated. You might try Sherry Hunsicker at Mid America or Derek Bailey at Great American. Good luck.

Dustin thanks for suggesting. I'd love to be part of it. If we could do either Monday or Thursday after work or any morning but Tuesday before work, that'd be great for me. -Dave
