Thanks Ron. Thankfully, it's vacant. That was my thought on the inspection too.

Hi guys. I'm looking for next steps. I've purchased a few homes but just got under contract for my first auction home and am starting to think about post-close what I need to do. I won't be given keys at close. I've heard people drilling the lock but also using a locksmith to get in. What do you do? Also, do you do inspections before turning the power, gas and water back on? Thanks for the help.

Leslie I did an open house in one of my homes and had 4 applicants within an hour. I simply processed them in the order they came in and have great tenants. Good luck.

Chris, I started using them after the turnkey provider I bought from sold their PM to Home River. At this point it’s too early to say how they are performing but they seem okay so far.

Reading this string I think I may be the odd man out here. I work with an attorney who focuses on real estate. He and his wife have been investors and at one time owned a property management company. I have fits his counsel to be really helpful. I pay him a pretty hefty hourly rate but I find it worth every penny in keeping me from my own mistakes and ignorance. I don’t use him for every decision as I’ve grown in my investing but I definitely value his opinion. Don’t give up on a good attorney to help you.

Kim the meetings never really got off the ground but I know there’s a group of us that would be willing to try.
