This would be my first land purchase. So looking for some help. I found a peice of land for sale at a startign asking price of 75k. raw land just under a acre, surrounded by homes of 250k-300k price range. the owner lowered the price and it has been listed for 560 days.

the assessed value of the land is 42k

the realtor called me and said the owner is really motivated right now.. so I was wondering what others would say a good price would be before I put in a offer?

It also has some of the land deemed by the county as wetlands, and I am calling the building dept. tommorow to see if I could add some fill to the property,a nd make sure its buildable

any advice?

haha thanks.. I am just trying to get some feedback from others.. esp those that have a property management company, or have worked for one. Not sure if I am going to go that route yet

hmm why do you say that? have you had bad experiences managing properties?

also I am a agent, not broker, I looked into the laws and it seems as though as long as I have a sales license I can manage others properties.

Hello,

In my quest to learn real estate I ended up getting my license in IL, and found out that being a salesperson might not be in me. I can do it, but dont know if its for me. so I want to learn to invest in apartment houses.

my question is does anyone have any experience with property management companies.. well working for them that is.. and if so would you rec. me working for a company to gain experience, and maybe take some IREM classes to learn how to manage properties, and then since I have my own license I could create my own management company?

also Ryan, what have people said about lindahls program that you know? Have the investors you mentioned used his material and done deals with it?

just to pick your brain....

what would be your thoughts on where you would rec. starting investing if you were 25, living at home, didnt have an loans or rent, and made a decent income.. say 40-60k a year?

Thanks Ryan! that is exactly what I was hoping to hear. I would love to meet other investors in the area and network/ help each other out.. and with me being a newoobie to REI I hope I can find someone to help me out. I have a burning desire to get started and have for a few years now.. just havent had the confidence to jump in yet.

Do you know of anyone in Lake County that you think would be of help to me? I would like to come to one of your meetings sometime soon as well
