H03 is for owner occupied houses, up to 4 units with 1 of the unit you living in.  So a 4 or less unit house and you living in one of the unit is fine.  The thing in your case that is a sticking point is the duplex and the carriage house are separated.  So depending on the insurance company your broker put you with, they might require 2 separate policies.  Your broker would be the best person to know if the company he put you with is OK with it.  If it is a concern, have the 2nd broker put it in writing that he asked the insurance company and they are OK with writing a HO3 covering both houses.

PA insurance agent here.  You using an excess and surplus carrier.  In this case Lloyd's of London.  Basically it means exactly what it said, the PA guaranty fund will not be paying for your claims if Lloyd's goes insolvent.  Not your agent, but I had personally wrote a few policies with them and don't have any concern of that happening.
