@Jonathan Messri Great stuff!  Thanks for being so generous and sharing your info.  What do you use to do your automated text followup?

@Cornelius Garland  Hi Cornelius, thanks for being so generous on sharing!  It looks like you have a service on finding phone numbers.  How would I find out more about pricing etc?

Also, you mentioned you pull your lists from Rebogateway.  How does that compare to listsource, listability, etc?

@Autumn Allen  Autumn, your numbers on cold calling IMHO look actually good.  240 names to get 30 conversations.  I use to send out ton of mail and be happy to get 1/2 percent people calling me.    Perhaps you gave up too soon?

Regarding "no automated sequences" you mentioned do you mean auto dialer like Mojosells or other product to do your calling instead of you manually doing it?  I'm trying to see how people are getting around that using an auto dialer without violating the TCPA rules.   Also, could you elaborate on you getting a "tiny lawsuit card?"  Were you being threatened of a lawsuit for your dialing prospects even though you were not using an auto dialer?

@David Ato  Hey Dave, who did you go with?  I heard slybroadcast and straticsnetworks  seem to be at the top of the list from my research.  And how is it working for you?

@Chris Burnett  Wow, thanks for pointing that out. They must of recently changed that because I researched that a few months ago and talked to an attorney and that seem to be the loop hole being that we as investors aren't selling anything.

@Ethan Summers Hi Ethan if you don't mind sharing who do you use for skip tracing via batch method?

I know there has been multiple threads but want some other opinions.

Here are the often mentioned skip tracing companies:

  • accurint (expensive and monthly mins)
  • TLO.com ($1 / search but no monthly mins)
  • microbilt.com (monthly min' ~$70/month)
  • findtheseller.com ($50 for unlimited)

I plan to try TLO.com if I can qualify.  That seems the most logical since there is
no monthly min.

Regarding private eyes/detective haven't heard too many
recommendations.   Anyone have a good one to choose from
or is that a local thing?

@Andriy Boychuk

How was the qualifying process for TLO?  I heard two different stories about yes they will let you work out of your home but you need to own a business, lock on door, lock on filing cabinet, password protect your computer, background check etc.

THe other story is that you can't work out of your home.  So please tell me what is it?  I work out of my home.
