Thanks for the reply.   Very excellent point!

What would you do to shot gun the approach?  Postcards to absentees?  Bandit signs?  Perhaps hit the home owners with equity in my targeted zips?  Obviously whatever it takes to hit the masses?  

Anyway, I budgeted  $1K for marketing over the next few months and will mainly focus on mailers.

@Johnson and Johnson sounds like the band aid company! 

I've actually been investing for years but been sporadic and inconsistent on marketing and am getting back into it.  My plan is to be more consistent 'cause I know that is the key. Just was wondering if I was wasting my stamps  in December and now agree with Randy that it would be better to wait until January.  So I'll focus on the other things.

I've been told to be that focused to find a deal as if my kids have been kidnapped and I need the ransom!  I feel that motivated but not sure how to market in December?

Would appreciate any advise.  Also, I'm in Portland, OR and the market is extremely hot and competitive. 

Here is my marketing plan for December:

1) Do absentee mailers about 1500 prospects early December before holidays.

2) DFD for vacant homes, placing bandit signs in ideal locations, Sticky notes on NOD prospects

3) skip trace vacant homes and return mail

4) place ads in CL

I'm not sure if that's enough?  My budget only will allow
for about that many postcards. 

So what would you do?  :)

 I am hoping to find something under $200 to whip out a few hundred at a time.

I'm creating my postcard campaigns and looking for a high speed printer
that is not too expensive.  

Since I'm mail merging  I want a FAST DUPLEX  inkjet printer so I can print both
the body side and the addressee side quickly.  Also, be able to stack a "good" amount of paper, card stock weight or 110lb, in the loading tray (preferably rear feed loader).

I've spend hours looking and haven't found a printer yet. :(

Does anyone have any recommendations?  Michael Quarles I hope your
reading this or anyone out there?  :)

Realeflow came out with their newest version and wondering if anyone can give me an opinion of it, and if you compared it with freedomsoft, what you think?

One user for RF is as low as $50/month vs freedomsoft about double for min' programs.

What do you plan to do with these leads? Mail them? See if they are vacant? Cross reference to see if they are the foreclosure list?

 Had a buddy of mine who found 1 vacant turned out to be in foreclosure and tracked down the owner using Facebook. Got the deed after due diligence and fix it and flipped it and made close to 70K. I'm a little jealous cause I taught him and encouraged him to get into the biz long time ago. But really happy for him. That was the 2nd deal he's done by chasing vacants. The other he found he actually waited outside the owner's "new" location on and off for days brought cash in hand to give the seller if he signed the deed.

Put out 40 bandit signs in high traffic areas at intersections 2 weekends and even left about 10 out there permanently and zero calls.  My sign is blue lettering with white background says:

Johnny Buys
   Houses!
phone #

After 10 hours spent putting up and taking down plus gas money I'm thinking
about putting my energy more into other campaigns. 

My question is how do some folks claim they get a ton of calls?  Even if I was at
at 100 signs I'm not convinced that would be any more effective and don't have
the time to spend 4-5 hours to put out that many each weekend and then 4-5
to take them down.

Just wondering what others have concluded on regarding bandit signs?

My seems from what my impression is seems to be relaxed about bandit signs
so I may just do it one more time and leave them out there all week!
