Hello Bigger Pocketeers,

I am an out of State investor. The tenants in my Redford, Michigan property have experienced flooding in the basement a few times over the past four years. Wasn't sure what was causing this, then last year a plumbing company did an inspection with their equipment and camera, apparently, the sewer line is broken and tree roots have entered it.  It seems that my options are:

a) Cut the tree down but apparently this is not a guaranteed fix to stop future flooding;

b) Snake the line every couple of months and cut and clear the tree roots from the line; here too this is not a guaranteed fix to stop future flooding; or

c) Repair the entire sewer line .

Has anyone dealt with this type of problem before? How did you solve it?

My property manager indicates he was only able to get 1 quote for repairing the sewer line.

Are there any companies in Redford or the surrounding areas you would recommend that I contact to have a look into this? Any idea what doing this type of work might/should cost?

Dan: Sometimes you find that some types of properties or properties in some parts rent more easily than others, that's what I was referring to by desirable. Will follow-up with property managers as you suggest.

Blair: Glad to hear that you've been having flipping successes in that area! Are most investors local or out of state? What strategies are you using to finding deals? For the flips that you are working on are these major renovation projects or more cosmetic type projects?

Recently received positive recommendations about Eastpointe Michigan and surrounding areas and so reaching out to investors and wholesalers knowledgable about this area to get your thoughts on issues like safety, attractability of the area to renters and the type of inventory. So far all my experience has been with SFR so keen to look at duplex, triplex or fourplexes. In the searches I've done on realtor.com I haven't seen too many of these. Are these considered desirable properties in this area?

Thanks to all others who commented and weighed in on this extended debate, I really learnt a lot from the diverse viewpoints that were shared. That's truly one of the added values that BP brings to us!

Congrats to you Josh for being a pioneer with a vision and sticking to it!!

I was into buying real estate before I stumbled across the BP site but the tools, insights and the social network that you have created brought so much insight: know how, know why, know where, know what, know when.... delivered in a transparent and open way.... I appreciate your emphasis on taking action!!
