Charles Oglesby I live in Cleveland and that's not a great area. I would say it's a D. I don't think I would invest there and I'm only 25 min away.

@Grant Francke we have had people from democratic republic of Congo, republic of Congo, Sudan, Iraq, Afghanistan, Syria, Nepal, Bhutan... There are. Few other ransoms but I can't think of them now.

@Grant Francke we have had some experiences where they have been late. Mostly this has been due to them not understanding when and how to pay (i.e. their not having checking accounts.) we have been more proactive with describing in detail how we need to be paid. That has helped to mitigate tardy payments. I want to emphasize though that when they have been late, we have been able to talk to the refugee organization who will help the process.

over the last several years we have built very strong relationships with all three agencies in Cleveland. Is Together, Cleveland Catholic charities and international services center. 

There is no special process. They basically just send a caseworker to your property to make sure it is in good shape and then send a check.

You can find good sfh in Cleveland for that price range with a good return.

Yes I would agree with Rebecca Cirisan I'm from Cleveland and don't invest on the east side. I stick to the west side where the neighborhoods are much more stable and growing.

I'm investing in single families/doubles and 4 plexes in cleveland now.  @Linda Labbe is correct.  Ohio is a good place to invest.  Honestly, I only have experience in Cleveland, but the market here is really good for buy and hold.
