I have joined my local Chamber of Commerce which is great for networking.   It is important to get involved in any events they put on though - you can't just join and hope for the best!  Network network network!  Good luck.

Hi there @David P.

Sun City/Sun City West are very popular rental areas for snowbirds as they cater solely to the over 55's. I have a number of clients who 'winter' here in Phoenix and always request a property in either Sun City or Sun City West.

Peoria is also fairly popular due to it's proximity to various Spring Training Grounds. I guess with the Superbowl next year it will continue to have a strong vacation rental market.

A slightly cheaper area both to buy and to rent is Youngtown. Vacation rentals can be found here without the age restriction the 'Active Adult' communities have.

Bear in mind that the summer months can be very slow and in order to get short term tenants you will have to offer lower rental rates than you would do in the winter.

I did mine at the Arizona Academy of Real Estate and would highly recommend them.

They have a campus in Peoria (Thunderbird and 101) which was the closest one for me and probably for you too Corey considering you are in Litchfield Park.

You can use any of the locations for your classes and you can take the classes as many times as you like. The support is good especially the exam prep.

Welcome to BP from a fellow North Walian!!! My husband and I live in Phoenix Arizona and I have my own property management and realty business here. We are originally from Ruthin but have been here in the States for two years. I don't suppose you know Digger Trow - you are the only other person I have heard of with the same surname.

Hi Brianna, I am a property manager here in the West Valley. One of my units is a 'snowbird' unit and not in an age restricted area. I am lucky to have a tenant in there for 6 months which covers me up until September however it is a reduced rent. The renters are about however it can generally be a lot more difficult to rent during the summer months. On the flip side many people pay over the odds to stay here during Spring Training and next year we have the Superbowl as well. Hi David, I am a property manager in the Valley. Feel free to send me a PM, I would be happy to talk with you. (I tried to do @David P. but it doesn't seem to be working!)

All the contracts we use both for real estate transactions and property management transactions are produced by the Realtor's Association. The advantage of this is that we know they are fully compliant with both State and Federal Law. If you have specific clauses they can be added as addendums. The commission amount can be $0 on these forms if that is what is agreed on although I guess the question over commission is a different issue. Hope you get it sorted.
