I don't know nuthin, but isn't she going to do whatever she does until you can show up with the Sheriff to drag her out? She might be in there taking a sledge hammer to the walls for all you know, right? I'm wondering if landlords have any recourse more immediate than the eviction process if that's the case?

I stand to inherit ~$200K in the next, say, five years. No guarantees, but it looks likely.

I'm 50, I owe $80K on a 3/2/2 with comps at around $110K in a decent neighborhood with excellent schools in a typical working class suburban neighborhood.

I have no other debt and my credit score is 790.

My only son just turned 18 and is a senior in high school.

I'm divorced and happily alone at the moment, with no plans to marry again.

I'm tired of working for others and want to work for myself with an eye toward being more retired than not in 10 years.

I have decent handyman skills. I'm sure I could fill the "fair but firm" landlord as a business role. I'd have no trouble starting eviction one day after the rent was late.

I'm willing to pull up stakes and move elsewhere in the country if the prospects are better for real estate investing, but I'm also happy enough to stay in the ABQ, NM region where I am now.

I'm willing to learn and work any strategy, not just buy and hold to rent--though that seems like a decent one for me.

What does the BiggerPockets community suggest I do?

Is there some reason a known to exist, currently occupied SFR would not show up on the county assessors website?

Remember it's a business. As long as the tenant is performing under the lease, you should leave it alone.

Maybe she has cancer, maybe she doesn't, that isn't your business. 

Your business is your rental property. You should have started eviction a month ago, you didn't so you must start now and do what is necessary to get your property performing again. That's your role in this woman's life, you're not her caregiver, you're not her family, you're her landlord.

You have to do landlord things to be a landlord, and one of the things landlords need to do is evict tenants who don't pay for whatever reason.

If you have the time craigslist can work, sometimes they blow smoke and don't show up for whatever reason.

My now ex wife didn't pay the mortgage for two months then hid the demand letters from me--pre foreclosure. As soon as I found out I scraped the money together and got current. I'm glad it wasn't possible for someone to buy the property out from under me on that time.

Have you checked if there's a registered sex offender nearby? Your potential renters have. Just a guess.

I still say honesty is the best policy. Be true to yourself and deal fairly and honestly with others. There's no need to hide behind a facade if you follow that.

When you have to evict someone, look them in the eye and say "I'm evicting you, not the Sheriff, not the Court, or the laws--me. I chose to evict you because of these reasons..."

When you decide not to let the pretty girl in one of your properties to paint their room black, say "I've decided not to allow that." And, don't give them any sort of consolation, just don't allow it.

You'll respect yourself and that's the first step to earning the respect, trust, and cooperation of others.
