Is this type of arrangement something you'd be interested in? 

Good day Bigger Pocketeers! I'm curious, has anyone ever come across any hard money lenders who are willing to fund 100% of the purchase price and rehab of a with a JV type deal where where the rehab investor closes in their name, and the name of the lender for a 50/50 profit split?

@ Hillary Karaman yes I was planning to occupy the property out of necessity to qualify for the loan, but I'm open to other options if they're available. Any input or connections would be greatly appreciated.

@Bill Devola I do see how I could be limiting myself by only looking for one type of agent. And when I'm cold calling potential agents to work with I'd have no way of knowing their level of experience anyway. So yes, I guess it's just a matter of working the phones and finding the best fit.
