I would look into the insulation. I live in a corner home in Philadelphia and my hearing and cooling costs are substantially more than my neighbors. My home is old and not well insulated so I'm sure that's a large factor.

He (Phil) currently has a course on Udemy selling for $9. He admits that you won't get all of the training that his big money students get, but there's a lot of info for the price. Also I suggest the book FLIP by Rick Vilani & Clay Davis. It's pretty much a step by step guide. Very informative and a lot cheaper!  Get it on audible or in print from Amazon.

@David Bokman thank you for the advice. Actually I've spoken with an experienced investor who've reached out after seeing this. We plan to meet soon to see if we're a good fit for one another. I don't recall asking anyone for a free ride. I did mention being willing to do grunt work and bringing deals to the table once I have the know how. I have more to offer as well, I just prefer to mention that once someone has reached out to me. Don't need someone looking to take advantage of the services I can provide. Bottom line is I agree, I definitely jab to bring some value to the table. The situation needs to be a win win.

Hi @Percy N I was looking to start with wholesaling as a way to get my feet wet and learn some of the basics, my wife and I are planning to move within a year so we're also considering house hacking (possibly a multi family unit). Eventually I'd like to get some nice cash flow properties under my belt, possibly near universities in and around Philadelphia, for student housing.
