Sounds like a plan, thank you for the additional insight.

I would have to agree with that old saying, "practice makes perfect" or at least close to it...

Thanks, John

As a continuation of this topic that I posted, what I've done since then is started with another investor doing "Property Locations"/Birddoging if you will.

This is helping to build my confidence when speaking to Sellers, (motivated or not). It's helping to test my knowledge of explaining (if needed) my intentions and LP Options (Lease Purchase).

Harvie,

Being as though this is an area that I'm interested in, what would you say is the best way to:

- research or market to these types of owners?
- And what types of red flags should I watch out for when researching the property.

I liked information given in this post although I don't understand the tracking method. Are you just giving a certain time frame for the letters that you are sending (3 - 6 month).

What is the tracking method used?

I'd have to agree withe Greg D.,

I have a Google Voice # as well, it just makes life a little easier when taking care of business. The features are great once you get them down pact. Even when I make calls from my cell, I use my G-Voice number to call from. So no matter if I'm doing lead generation for my partner or handling my own calls for my business, that is the only number I use.

Make it easy for your self...
