welcome and wish you all the best. As a private lender I see this all the time and would recommend you partner up with someone who can help you get to your goals. For example we lend on deals but expect an investor to contribute 20% towards purchase and 20% towards rehab. When bringing someone in with you they can bring that in and help managing the project. You'll want to put together a full package for any lender you work with especially when starting this relationship.

as long as you have true estimates on rehab from a licensed contractor and an ARV from a licensed appraiser you should be fine as long as you or your partner are putting 20% of the purchase and rehab into the deal. We do loans all the time like this and I applaud you for doing all this due diligence. I teach students all the time how to do this and present to a lender. Best of luck always.

Steve. I would love to help you get started in the right path as I've been rental portfolios in multi states. I currently live and invest in Delaware. I've learned the market intricacies throughout New Castle County. There are many areas I would say work but pockets inside those areas you'd want to stay away from. I saw you mention student housing but within that at UD you are bound by city limits and rental permits. Wilmington has become and will remain a great area to invest but changes from street to street. We'd need to know more about your goals. Are you looking for cash flow or more elf and appreciation play? Feel free to hit me up and if be glad to assist you in building your portfolio. All the best always.

Hello all. Not sure if I've met any of you at one of the events I've spoken at. I apologize for not being on here much. I've been swamped these past few months helping investors build their rental portfolios and lending on projects in New Castle county. I'm currently starting my first book project on how to raise money for your projects and seeking a multi family Myself in some markets. Welcome to BP and the world of investing. Being a coach in the area and also an investor around the U.S. For 25 years of be glad to offer any advice needed. Your 100% correct about Wilmington and over the past few years I've become a very avid investor in the area. Just be careful as its cyclical plus changes from block to block. There are many that buy way too high because they see cap rate numbers but ultimately they overpay and get stuck in a property they can't cash out or made whole on the sale. It all depends on your goals. Are you seeing cash flow from rentals, flips, wholesale, Etc? Depending on goals you want a team in place. For rentals, who will manage the property? How will you finance it? Can you do seller financing, etc. All the best and feel free to ask any questions you may have.

Erica. Welcome to the world of investing. I'm not sure if you had a chance to attend any of the meetings I speak at. I was a coach for a REIA group in the past but with time constraints had to give that up. I'd love to offer any advice as I'm in the local market hoping to help set new investors up for success from day 1. After 25 years of investing and lending privately as well as doing JV deals I think I've seen most everything. Please be careful of coaching programs around as some are there for just that. Your on the right path and even breaking even or losing money isn't always a loss. It's the price of education I always told my students. All the best and feel free to reach out anytime.
