upper lowers in Appleton typical rent is low, the homes are old and the rentals are prevalent. I have a side by side duplex, tenants pay utilities but im only getting 5 on one side and 6 on the other. It is around 900sf a side.

I thought the general rule was you create the contract so you have control of the situation. Imo you should have had your attorney write it up. I'm new to all this so I may be way off.

I have not but really want to, I dont believe we have enough equity though. Do you know what the % are to get a heloc loan?

Ok spoke to the owner of the home and they are looking for a retail price, assessment done last year said 142k for a 1000 square foot sfh. They are asking 140k and owe 130. Does not seem like any deal to be had here. 

Only other thing I can think of is a seller financing type of deal to take over their payments. Any other ideas out there? Thanks

Have an acquaintance who is moving out of state, Wisconsin to ?. They are looking to sell fast without an agent. Price and all other details unknown until I to look at the home. I am going to look at there gas grill tonight so I can get a little more details from seller at that time. 

My first strategy would be buy and hold to rent. 

I'm new at this anyone have tips for me to get this deal going?
