@Chris Piper Great post thank you a wholsale deal fell in my lap. Im reading this post right on time I may have missed it in your post but I have started an reia here in my town was wondering how do go about creating a buyers list. Example I know "john" is looking for 3 bed 1 bath buy and hold do you I create a list starting with him

Hey you know when they say join a local meet up and if there isnt one start one well thats just what I did started my own meet up. Each meet up we will be talking about different subjects. This week we will be discussing different tax strategies. I have scheduled a few guys to join in talk to us but you know things can change I like to be prepared so if you are a CPA and would like to join us and give tips let me know we are Kentucky based btw

@Stephen Barton thank you for getting back with me he actually loves Grant Cardone. I have been reading watching podcast analyzing deals for at least 2 years. I have also created our own Investor meet up here in Owensboro ky,but thank you for your kind words I want to show him this for extra motivation

My cousin named zach owns a home free and clear he got for 11,000 ARV is 85 to 90k He needs 25k rehab thats everything being done. He wants to take that profit or equity and use that as a downpayment to build a duplex or find a value add duplex I told him it was very possible. i know the possibilties are endless. Just wanting to get some feedback or advice on what he else could do he's dipping his toe in the water I really want him get him more fired up. please share your thoughts on what zach should or could do

When looking at comps on realtor or zillow how accurate are the median neighborhood prices? i know zestimate on zillow can be totally unreliable. Just wondering if the same applied the neighborhood median

@Luke Stewart I liked Fund That Flip as well far as rates and points only thing that kind of stopped was that I was first timer investor no experince. They said if I can do one they could it. It may have changed I could be wrong how was your experience
