wanting to give my cousin good solid advice

My cousin named zach owns a home free and clear he got for 11,000 ARV is 85 to 90k He needs 25k rehab thats everything being done. He wants to take that profit or equity and use that as a downpayment to build a duplex or find a value add duplex I told him it was very possible. i know the possibilties are endless. Just wanting to get some feedback or advice on what he else could do he's dipping his toe in the water I really want him get him more fired up. please share your thoughts on what zach should or could do

Any of those sound like good ideas!  I would encourage him to network with other local investors and keep learning through any means: youtube, podcasts, books, mentors, etc.. He's got a good start, sky's the limit.
