What no one mentioned was that if you are you most likely have to disclose it. 

Can you clarify a bit? Are they objecting to working with an investor and you are one? Or they are just asking the question?

Of course If they dislike realtors you can play up the benefits of selling outside or a realtor and the traditional MLS sales process.

Depending on your county you should be able to pull absentee owners from the county site. If you don’t know how get a Va off Upwork that does for short money. Absentee is as good a place to start as any. Other typically easy ones are tax delinquent. High equity is always a good list as well, both absentee and owner occupied. Just make sure on high equity they have owned the property for an adequate amount of time or they most likely are not selling and you will just waste your time. 

On driving for dollars..if you do it look for properties in rough shape with absentee owners. That works around here In my market, but it really is unique for different markets.

$100/mo is not going to get you much if any of those channels. If you only have $100 I would stick to driving to dollars, skiptracing the properties yourself and calling them or even knocking on their doors. Any direct mail will cost you much more than $100 for postage alone for a decent number of cards. 

If you have more busget to spend it opens up your options definitely. 

SEO is free for the most part (outside of the website and hosting costs), but it takes some time.  

Everything else costs $$$.

Same. More people are at home vs. during the days on week days or evening evenings because of work and family schedules/time.

There are so many resources out there to get a starting answer for rejections. However, the best practice is really to jot down every rejection you get and come up with a solid answer for each. Once you do that you need to practice and rehearse these answers so you can answer them immediately and with confidence. Just a word of caution that if you need to flip through a document or pdf to find the answer to their rejection it’s not going to come off too well. 

Practice, practice and practice and over time these will come naturally.

Def skip trace and have the calling list ready before you start the day. If you have cash to spend for a budget put it into outsourcing lead lists generation and skip tracing, and then a triple dialer software so you can hit more people. If you really want to explode the number you are reaching out to then get one or a team or cold callers to blast through your lists. Word of caution on the triple dialer and the team of cold callers you will have to have a LOT of numbers/contacts to call per day.

We are constantly looking to JV/partner with wholesalers so we are on several lists. Most of them we just ignore, but every once in a while there will be something we know we have a specific buyer for. It's also interesting to see what kinds of deals wholesalers are getting in specific areas and what they are asking. Most are not quality, but we are on multiple big shops' lists so we do see quality. If you don't get caught up in looking at every one of them I don't know why you wouldn't be on their lists. If you are looking for buy and hold deals it makes sense. If you are spending time looking on the MLS why not browse an email subject line?

If you can find a mailing address (it’s its an absentee owner) you can either send them a letter or skip trace them to get a number.

Check with the park manager to fully understand the restrictions as they have ultimate say on who can buy and/or rent any unit if it’s a community. 

It’s always easier to wholesale mobile homes that own the land. The community bylaws and restrictions always make it tough (or impossible depending on the individual manager/community).
