For the record I’m not a wholesaler even though I have done some wholesales. I buy and hold mostly. Most of the wholesales I have done I actually closed on subjects property with the intention of keeping it.

I have a few wholesalers that have located my email and send out thier version of deals. As of to date I haven’t seen any amazing deals from the wholesalers list. Now if a wholesaler ask for my email I politely declined.

Am I missing something? For that matter am I missing out on creativing a list of cash buyers myself? I had one wholesaler that asked me a bunch if I wanted to help him sell some of the properties on his list, which I declined due to having my own projects going and he was usually asking to much for his deals.

With that being said, who allows their email to be used by multiple wholesalers to send potential deals to? It is my impression that if 50 other cash buyers get the same leads it steals the thunder of the lead.

We are constantly looking to JV/partner with wholesalers so we are on several lists. Most of them we just ignore, but every once in a while there will be something we know we have a specific buyer for. It's also interesting to see what kinds of deals wholesalers are getting in specific areas and what they are asking. Most are not quality, but we are on multiple big shops' lists so we do see quality. If you don't get caught up in looking at every one of them I don't know why you wouldn't be on their lists. If you are looking for buy and hold deals it makes sense. If you are spending time looking on the MLS why not browse an email subject line?
