@Owen Dashner Chris Voss author of Never Split the Difference is a better negotiation teacher than Grant Cardone. He was the FBIs lead hostage negotiator. He's big on asking questions, and one of the things I remember when I think an offer is unreasonable, say "how can I do that?", it's used as a no, that the offer is not agreeable, and then makes the other guy think about making the deal work. His email list is also worth reading and YouTube is great.

@Edita D. My phone let's me record calls, tell them that you're recording the call for quality assurance and training purposes. I'm not a lawyer, and I know it depends on the state, but informing them they're being recorded should help you down the road.
@Christopher Freeman You haven't spent much time in the heart of the Bible Belt, if that surprises you. It's common across many parts of the south. I would use the frame of mind if they were a tenant about how you expect them to be good stewards of the property. The Bible has a lot of solid business practices in it, and most of Jesus' sermons were on money. Stewardship is huge in Christianity. They're probably not a member of your particular subculture, but humans are humans and want to be treated with respect and feel they're understood. If there's something else that bothers you, it's your place. Just because someone claims to be a Christian doesn't mean anything until you watch how they live.

@Brody Boston Option 1: You've got a solid established relationship with someone who will help you and go out of their way to almost make 100% certain you're successful. Option 2: Gamble on the potential that in a larger populated area I can get someone's attention, quickly build a relationship and get everything option 1 would have and more, all within a summer. You're wise enough to ask about what to do, so there is hope. You have a success nearby, be deliberate and bring it to fruition. In your position I would stick with the mentor.
@Clayton Coombs The best way to legally avoid paying taxes requires a lot of money to set up and making your records public domain. Set up a foundation that counts as a non-profit/charity, then all your assets are placed in trust under the foundation. Several pro athletes do this as do the Clinton's and Obama's. I'm not a tax pro, I do know that the most effective border wall would be just print a bunch of them and pile them up on the border, it'd scare everyone away. There are people making a living understanding parts of it, on one knows it all. There's bound to be a way to legally reduce what you give the government.

@Matt Dickens Brian is right. I see a lot of this as a respect issue, if he doesn't have respect for himself and his time to organize it so that he can provide quality service for his customers, how can he respect his customer's time and jobs? It could be his mouth has overloaded his back.

@Allison Panila What I haven't seen brought up is the kind of relationship your friend has with the landlord. When I lived in an apartment complex, I made sure to have good relations with all members of their staff. I also think this got me prioritized when bringing up repair issues. When I left, they didn't even do a walk thru and I got my full deposit back, though that was due to me and another Soldier putting out a houseplant that caught fire on a 3rd story. I might have been the only person to have a fire extinguisher, there were 0 in the common areas. Sales training has taught me that if someone likes you, they are less prone to make trouble for you. Landlording could be different, if they get the vibe that they can run over you from friendliness. I cannot make many accurate assumptions about either group. The landlord should be explicilty clear in the contract to define 3 visits (education point for me, thank you). The tenant could be having them over 3 nights or 21 nights, that point hasn't been made clear to me. Raising the rent by $50 for more visits seems reasonable, (legally, no idea). There's a poorly written clause, I'd abide by it just to get the threat of eviction away. Human beings are emotional creatures capable of logic, not logical creatures capable of emotion. It's bad practice to live in close proximity to someone with ill will towards you.
