@Dan Robbins

I've visited the other posts, and they're...not desired duty stations, since there's nothing around them, closest bookstore to polk and sill is an hour away.

@Jimmy Smith

When I get back there I will. My home in Louisiana is the first property I have purchased.

@Jimmy Smith

I would look at Fort Bragg/Pope Army Airfield. It's the largest military base population wise, on earth IIRC.

No tddgoing to shut down anytime soon, and has an economy that is not entirely dependent on the base. Unlike Ft. Polk, LA or Ft. Sill, OK.

Though NC does have income tax.

@Mark Fries

That paints a poor image of your character. Integrity and organization/competence, integrity because it's a societal norm to believe the locks have been changed, and competence because having a simple system ie key box is something any middle schooler should be able to do in a half hour with moderate supervision.

If your tenants knew that was the case, what would they do? I question if that's legal.

Thank you for sharing this, it's opening my eyes to required growth before landlording.

RSO could be public urination and then getting lippy with a cop, or violent pedophile...though getting out of jail or worse prison...they aren't the best people to associate with...or to have in a unit. Convicts frequently have a good understanding of laws, an advantage that people tend to underestimate their intelligence, and knowledge of how the criminal justice system works. Prisons are colleges in evil.

I'd find a private investigator. It's scary what they can find.

@Matthew Paul All I can say is wow. Even though they've never not paid me, the shutdowns have made me cement my decision to not rely on the government for pay. Hence BiggerPockets.
@Matthew Paul I knew coast guard wasn't in the department of defense, but I didn't think their pay would be affected by the shutdown. Army is still getting paid, i think coast guard is department of homeland security. That's one thing I can agree with you on and would do the same in that spot.

@Merritt S. My phone is acting glitchy and has somehow liked your post, I can't undo that currently. Though cold calling isn't something you believe in, insulting a person using a legal and legitimate method puts you in a bad light.
