Hi,

I came across the Bildwise company and was wondering if anyone in the BP world has used their services. Seems to be a company that will be your "boots on the ground" if you are investing remotely / out of state. I am not trying get away from doing any real coordinating or looking for an easy way out by any means. I want to be able to have on sight team available to answer questions and report progress. I am just skeptical about the possibility of collusion if its all under one team. 

That being said, would love to hear if anyone has used them. Good , Bad , worth it , not worth it? Any feedback will be greatly appreciated.

You can put in loan amount with dates. There is an option for "extra payments" That makes every extra payment the same amount..

Or just go to the Cell under extra payment, put in the extra payment for whatever month or payment it is. 

Thank you ! This is exactly what I was looking for. Never knew excel had these templates.  Just need to figure out how to edit cells since I want to customize a bit! This is great, much appreciated !

That is exactly what I am referring to! Having that view of additional payments vs lump sum and see how payments break out. Apologies if I wasn't clear, but i think you got my question .

Thanks Dawn, I will have another look but everything I see online is just a regular amortization schedule and nothing to quickly look at the savings with compounding effect.

Thanks Thomas . Yea that makes sense . Was just wondering the amount to do an analysis if I was to refi and pull out some equity to leverage.

Thanks Chris , Yes I understand that. Just as you mentioned , the reduction of years or reduction of payments is what I was looking for. Just to be able to quantify. Thanks for your response.

Hi- New to the site but been lurking around for a couple of years. Looking to finally make a move! I was seeing if there was an amortization schedule that recalculates prepayments and shows the delta between if it was straight lined vs if you made random prepayments. Interested to see the differential to make better / more informed decisions. Wanted to also thank everyone here that have contributed to the forums , been a huge learning experience with all the discussions and ideas on how to get deals done. Much appreciated . Looking forward to contributing in the near future Danny
