I would have your PM have a reason to enter the property and send the appropriate messaging and 24 hours notice and visit the property.  If it seems abandoned, you know you have to find a new tenant.  If they are there, the PM can have a face to face conversation.  If neither is true, I would leave a legal letter explaining that while you are not going to evict them now(don't mention that you cannot), but if they don't contact the PM and make a plan to pay the bills you will be forced to evict.  And explain that an eviction will hurt their credit and all landlords in the future will see they have a previous eviction making it very difficult to find housing in the future.

It is definitely slow for me as well in Albany Park.  Do you use a specific site to list your rentals?

Generally they will understand the situation.  If you just pay it and not ask, they will happily accept it.  I suggest you say something positive such as "I want to compensate you for your time even though you didn't actually find the tenant or show the property to him.  What do you think is fair?"

I have a rental property in an LLC in Chicago all the banks I have worked with do not want to give me a line of credit while it is under my LLC. Have others had this problem and do you have any advice?

I have a rental property in an LLC. However, the banks I have been working with are unwilling to give me a HELOC unless I bring it out of the LLC. Is there a way around this or is this a standard response from banks?

I didn't use an expeditor for years because it seemed like a waste of money.  I finally broke down and used one when my permit was taking forever.  And guess what? I will never work without an expeditor or architect again.  If you can get an easy permit, that works too, but a great expeditor has relationships with everyone in the office and things get done much more quickly.
