Getting permits in Chicago

Hello. I am new to the game. I'm working on my first deal and it is in Chicago. I didn't research enough in advance to find out that the permit process can really be a hiccup in your project. Is anyone currently rehabbing in Chicago. If so, how long does it take to get a permit? Also, is anyone using permit expeditors? If so, how much time does it shave off and how much are you paying for one? Please let me know. Thank you in advance.

Hi Garrett - best of luck on your project.  Sounds like you've done a good amount of research but just in case, i pasted some handy links below for anyone who might find them helpful.

My first few experiences at the DoB were pretty intimidating and overwhelming, and I did find that the individuals I spoke with didn't necessarily mention the difference between an Easy Permit and a full Building Permit (Standard Plan Review), and lots of times just defaulted to fixating the conversation around the latter.  Really, a lot of work can be performed with only an easy permit, and that process doesn't require architectural drawings.  I believe we've gotten Easy Permits approved and issued within a few days.

GO EARLY to the DoB when you need to go.  I think I remember they open at 830am, but have let me/others take a number to hold your place in line as early as 8am.

The rehabs we've done have been covered by the Easy Permit program with a GC, licensed plumber, and licensed electrician on the application.

Not sure if this is possible, but to manage your construction roadmap, might be worth exploring getting an Easy Permit quickly and do some work that is covered under that while you're waiting for the full SPR Building Permit to do the more intensive stuff.
