HELOC question for a rental property

I have a rental property in an LLC. However, the banks I have been working with are unwilling to give me a HELOC unless I bring it out of the LLC. Is there a way around this or is this a standard response from banks?

@Dan Nelson as far as I know Bank would not give HELOC for an investment property.

In general, the term HELOC is for a primary home, I would suggest you use term "Line of Credit" is for an investment property. Start contacting small local bank or credit unions in the area where the property is located and ask for :Line of Credit" (not HELOC). This would give you a better chance to get a loan or credit line.
