Can somebody give me some tips on which program or site to use to create real estate home advertisements to post on craigslist? i forgot the name of the program used. Which methods would be used best?

Looking for a local mentor in the Charlotte NC area, someone with experience in flipping homes and fix and flips. In need of someone helping me get through my first few deals so i would have someone at my side through the process. I would of course find the possible deals myself, just need someone to mentor me through analyzing the properties, setting appointments, getting the attorney involved, and all the way through the closing day. Obviously would be splitting the deals.

Only way you will get over fear is by throwing yourself out there to do something. First major steps would be to market, market, market! Find the deals, then the buyers will come to you once you put out your deals.

With these types of sales it can be extremely difficult if not impossible to wholesale. They will most likely want proof of funds or loan pre-approval along with additional addendums. This type of sale usually funnels through the local court system with a judge reviewing and signing off on the offer. So it's not likely the fiduciaries would gamble on an assignable contract.

saw a home for sale by owner, and it said court ordered sale. What does that mean? Would I still be able to wholesale the property?

Finding the deal is the hardest party, but while looking for it, you could also reach out to someone on Biggerpockets, lots of cash buyers on here, even people from out of state. So add them to your list and ask what kind of properties exactly they're looking for, so you know what to look for! Good luck

 Yes, usually the buyer would be the one with a "non refundable" fee that goes towards the purchase. Could cover the earnest money

Wondering what is the most accurate free way to estimate the value of a home. Because zillow.com isnt reliable. i find that tax values are way different in estimates than all these websites. I tried comparing the value of a home on both RealQuest.com and Zillow.com and Redfin.com, all came up with a huge difference in between (up to 100k). If anyone knows how to accurately find the est value of a home let me know.

true, I didn't think about the fact that it will be sold by a realtor. In that case devan is correct.
