I am finding my first lesson learned is having multiple lenders available to look over my deal and not put all my eggs in one basket. This is where having a mentor/partner would come in handy. Trying not to get discouraged.

And I found this deal by a drive by. My realtor sent me information on a property in the area. I went to see it and passed up on it the stumble upon it

It is my first fix and flip...ALONE. I've been in the wholesale game and was looking to venture out more
Purchase price is $130k
Rehab/repair $30k or less some of the work will be done by my husband
ARV $265K
My lender has to evalute the property to confirm thr ARV because the tax accessment says thr house has 4 bedroom and it truely has 6. Theis single family home is in the beautiful neighborhood of Newport News, VA not to far from my own home. I worked with a realtor to get the house and she is also going to help sell it.

just got word thst my offer was accepted on a pretty sweet deal. I am freaking out with excitement. I wish I had a mentor but this site has helped me alot. Hopefully the inspection and things go through. Any advice going in?

Being active on this website, listening to podcast, find a local Real Estate Investment Group is a start to your success. Education is the key to this game. I've learned a lot of things the hard way to finally figure out that if you take time analyze your goals and set a plan you can accomplish any and everything. EVERYTHING CAN BE ACHEIVED. I just read an article on finding a great mentor here on this website. What I learned from it is that you can ask for the help but no one is going to help if you dont know what you want or what your doing. Time is money as the rich say. You may find the best answer if you research and educate yourself first.
Anyway, if wholesaling is what your interestes in, which is where i started, start with getting familiar with your area. drive for dollars is a new expression I learned but the concept is the same. Work your way a bird-dog and work your way to wholesaling. network with some local investors (like me) to see what they are looking for and use the tools from the site to help with your journey. Social media is thr best way to meet and network. So if your serious then you sould be successful.
Then utilize what you learned and pay it forward.

I am a money and goal motivated person. My husband is interested in working with me in the real estate investment field however he is not as motivated as I am. He does work a full time job which takes a lot of his time and energy. I am struggling to keep my own motivation up because of all I have on my plate between balancing home life because I am a housewife, recently had a baby (7 months now), working on 2 other income generating businesses and taking care of my sick mom in law. My husband is not an avid reader as i am so most of what he knows about flipping and the real estate game is from me. My question is how does everyone balance family life, if any other businesses and real estate?

Need some expert advice because I'm threading in unfamiliar waters. Came across a property to purchase at a wholesale price from seller but there is fire damage in one of the bedrooms. Looks to be from an old outlet or something. I didn't have a contractor or anyone inspect it yet and property is being sold as is. what are some strategies I can use to talk the sell down a couple thousand in case there is a bigger issue that I will uncover later. please Help
