Looking at a property to flip looks like a sweet deal...

this will be my first flip with my spouse and we have difference of opinion on renovations.

Is there any members out there that work with their significant other in this business?

how do you deal on personal and business side?

Reno wise:

MINI- keep kitchen cabinets and restain, new countertops, new appliance, new floors, etc.

MAXI- gut kitchen, brand new cabinets, counters, appliance floors, etc

MINI- reglaze tub, replace floors, clean and repaint tile, etc

MAXI- gut bathrooms (2x), tile shower, glass showers (master), etc

etc....and so on..

Well first, Welcome to BP. I am a fellow NYer myself from Queens Village and everywhere else. I know what you mean about the prices. I currently live in VA and it is more obtainable to get properties out here.

Depending on your financial situation and experience NY may be a bit hard to just jump in to. I started my investment dealing in wholesaling. I made a killing with that. Plus I worked with a really good mentor. Make sure to explore all avenues of the investment world. Take a look at the market in the areas you want to invest in. You dont want to jump in without the proper knowledge and know how. 

Newtwork and connect and ask question. Please share your journey as well so others can learn from your success and set backs (if any).

when in doubt. Hire out

the last thing you want to do is have an estimate that is not accurate. I deal with some new wholesalers that do this. I would suggest going to find a contractor that is investor friendly. You can get the best estimate that way. I use to have 2 to 3 contractors give me a bid on a property i was wholesaling and use the median.

eveyone has some great responses. Welcome to BP. 

You have to know where you want to invest. Whether its in the state you reside or out. Know your market. Which shouldn't be a problem since your an agent.

What is you long term goals for investing. Is it passive cash flow your looking for, the joy and pains of rehab and flipping?

Learn all you can and network with everyone. This site is a great place to learn and grow.

Please dont forget to share your experience so newbies after you can learn from your mistakes.
