I do believe that with the national crisis the eviction process in VA has been extended to the end of this year. AT this point it is best to assist your tenants in maybe finding financial assistance as there are rental assistance programs that have been allocated for the state during this pandemic and also you as a home owner could apply for PPP loan/grant since it is rental income that is being lost you can get relief from that . Also consider mortgage forbearance on your property so that you wont be in bad standing with your financing/mortgage company. As of right now there are plenty of outlets that you can choose. And if not why not think about selling the property if it becomes to much of a burden.

Why don't you want any deals from wholesalers. I actually have a project I'm looking to buy in Newport news. Purchase 38k rehab 15k to 20k ARV. 112k. Looking for partner in deal. Quick in and out 30 to 45 days.

You do need to build a team because it makes business easier  and more efficient so you can constantly generate deals.
