New to BP also, but been investing in this area for quite a while I actually had some flooding on some properties too.  It was not a fun situation, but it did create a lot of opportunities for investors.

I would have loved to join you all at this event but I have a previous meeting.  Any Idea when your next one will be?

Should you be looking locally for SDIRA plans and custodians?

There are a lot of people who try to profit off their knowledge of different real estate investment systems. Not saying their information is bad and not saying their system is flawed. However if you are wanting to learn without paying for the knowledge I would suggest reaching out in your network and try to find some other like minded people to discuss plans and strategies. Talk to other people in you area who are doing what you would like to be doing, find a local REI group to meet up with, or just talk to your local realtors. They all have valuable information and experiences to share and usually there is no cost save for maybe for a coffee or cocktail wherever you go to meet up. Having one on one conversations with these people is an invaluable tool in teaching you more about the investing process, and everyone is different and everyone learns and achieves success in different ways you have to find the path that makes you happy. Part of being successful with it is loving what your doing.

I have been hearing a lot about self directed IRAs and how they have been used to fund long term real estate holdings. have any of you had any experience with working with a self directed IRA? If so could you shed a little light on the process and your experiences? Thanks always gratefull for your input and shared experiences.

most of the investors I have seen are doing all cash purchases, which is great when your luquid but not the best option for me right now.

I recently had someone tell me I needed, to check out bigger pockets because they are saying a lot of the same things I tell people all the time about investing in real estate. Now after listening to hours and hours of pod casts, and reading so many of your posts I just have to say where have you been all my life. I started flipping houses more than a decade ago, and I have had my ups and downs. Some great deals where I was sure it couldn't be this easy to work in real estate investing, and some bad deals where it confirmed that yes it is not always that easy. I found myself listening to the podcasts thinking about the times I went through simular issues and wish I could have gotten some of that advice then. From the overimproved flip, too using the BRRRR method (just heard the term, although I used this methodology for years). I have been investing for years and have moved into the agent side the past 4 years to try to do even more in the industry I truely love being a part of. I look forward to learning and interacting more with this group, and hopefully I can bring some value to the discussions from my own trials and tribulations as an investor.

Been working with several investors on flipping houses in the Houston/Dickinson Area where flooding was bad durring Harvey.  There have been a lot of opportunities and I would like to flip one on my own but having issues with conventional financing on flooded homes.  Any suggestions on what the best way to finance one of these flips might be?
