Agree with Charles, I am an Agent and investor but not looking to purchase anything this year. Just doesn’t match up with my goals/strategy/access to funds. But helping someone else do so is still very rewarding.

I am a 2x house hacker myself in Beverly. Right next door! Always happy to chat about my Experience. Especially cause I feel your pain. House hacking is definitely the best way around here.

house hacking is still a very good option even in this market. However, it really depends on your goals and what you're trying to do to that will morph the strategy for you. I think FHA loans are still popular but if you can swing it the new 5% conventional rules are huge. I'm a 2x house hacked myself and try to put out as much helpful content as I can on IG (@househackandhustle). Always will to chat about my experience!

I’d rather work with an investor friendly agent if that’s what I am trying to do than not. They’ll provide more value. They may also not be looking at this exact moment but you can ask them that.

House hack! It’s the best beginners strategy and is a super forgiving way to get started. Highly recommend.

Quote from @Sanket Patke:

@Daniel McDonald My HOA is 400 and they keep increasing it 2-3% annually so you are right. I am thinking that can be offset by increasing rent periodically at the same rate. I am a rookie so don't know much about duplexes in the area. Happy to chat. Are there any towns in MA or NH that you can recommend that would have a better cash flow and appreciation?

@Jesse Jamrowski 9% would come from someone paying my principal portion of the loan.

You’re not to far from me. All the surrounding towns are great appreciation but cash flow is definitely a struggle around here but if you house hack then you’re going to be less worried about cash flow because you’ll be living there. Always happy to chat about my experience.

Yea it's true you need an excuse but the right lender will take care of that for you so you'll need to start having conversations with lenders and if they say you can't do it move on from then. I have two house hacks about a street away from each other just north of Boston and used an FHA on both. My excuse was needed more space cause we were working from home. So it really can be anything.
