With how ridiculous property management costs are I would rather keep it close to home and self-manage. Run the numbers, which will make more cash flow?

It’s a great area because of that you’re buying more for appreciation than cash flow. But great pool of tenants. Like anywhere else inventory could be better 😂

I am just north of Boston and I'd rather have separate utilities if possible but unfortunately can't split water at either of my duplexes. I could I'm sure, but honestly that hasn't been a bad bill. And you could always charge a little more because of it but I feel like landlords usually pay water around here. I did just recently split my heat and that will take years before I actually see the difference. So personal preference and your goals.

That rate, that cash flow, that small amount of debt, no way I am letting it go. I'd just keep grinding to get rid of that 50k. But I am very much so a buy and hold investor.

like a lease? Is it room by the room or a whole unit? You can buy the package off BP for 100$ if you're just looking to get something. Talk to your agent too. 99% sure there brokerage has a Alabama one.

Not a red flag unless there's a weird pattern like he only sends the most expensive ones. You should have had a pretty clear convo with him upfront about your parameters so make sure those are in there.

You don't have to cash flow for a house hack to work. I am on my second outside of Boston and the first didn't cash flow until I moved out. And my current one will follow the same trajectory. What I would be concerned with is if you can lower your cost of living. It doesn't have to be 100% but even 20,30,50% can give you excess cash to continue investing.
