We specifically do 100% land, it is a great niche to be in. In my opinion, the best niche in real estate.

we buy land all over texas, would love to look at it.

You can seller finance the lot into monthly payments. That is what we do.

zoning is going to be biggest hurdle.

Most large land comes standard AG for tax reasons. You will then have to get a variance to convert into storage. once you figure out that part, buying and setup (gates, parking, roads, cameras. etc)

Title search, it will have lender info on it

Sell the land on terms and start making ROI now.

Yields are not realized until you are paid!

I am in the land niche and that is all I do... Have a great start already.

I am land niche investor. I will take it as is. We have 5 million of land under contract and own 4 properties over 2 million at the moment that we are selling. Would love to provide a win-win scenario if we can.

 Buying for the business. The issues is that they only did the business part-time and only for the last year. So unable to get an SBA loan since it is not an established business. 


 I think being transparent with them about the issues of getting financing and work the deal through creative lenses.

Create like a 36 month balloon to get financing or refinancing them out of the business because it has not been open long enough.
