Land for Boat and RV Storage

Hey guys,  I'm putting together a plan for a boat and rv storage facility in my area.  I believe one of the biggest hurdles of this business is finding the perfect piece of land.  I understand a slot usually ranges from about 100$-300$ per month given the facility.  My main question is what would be a good land size/ land price ratio to be profitable and not overpay for?  If anybody has experience and wants to chime in with their opinion that would be great.  Thanks
