@Christopher Griffin, are you looking for cash flow or appreciation? Also, what type of property? (SFH vs MFH, size, lot, etc...) Also, KC, MO or KC, KS?

BP Pros:

I have done a ton of research on paying off mortgages early. With interest rates at historic lows and given that early payoff return is equal to the interest payment, I see expansion as a better option. Additionally, early payoff increases our legal exposure.  I get the pros and cons for each camp but I am simply wondering what you other savvy investors have done?

Also, silly question but once your a RE pro, per the IRS' definition, rental income is now active income - correct?

@Nathan Alton, what part of KC? MO or KS? Very different landlord laws between the two states.

What is the going rate in Kansas City, MO for private lenders? 12% and 1 to points for full financing?
