@Kalin Pfanmiller, are you saying you would do a cash purchase with a hard money lender and than term it out through a conventional loan? What type of property are you looking for? Also, how much do you want to be involved in the process? Sounds like you are business during the day. If you are going to use a contractor I would recommend you are there to check in every day, if you are flipping. If you are looking for cash flow I would make this simple recommendation. If you have 0-500k in the back stick with a SFH. If you have 500k to 1 mil, look at small apartments w/ onsite management. (5 to 40 units) If you have a million or more you could look at the bigger apartments. Again, it all depends how much headache you want, the amount of work you want to put in, and what you want your return to be. Good luck!

BP community, anyone have a recommendation for a contractor to construct cedar fencing in Tacoma, WA? 

I need 77ft of 6 ft cedar fencing w/ 2 or 3 rails.  Thanks in advance for any help.

Steve, upon sale you are only giving back the original amount the investor put in? Did I read that correctly?
