Hey Jordan 

Your frustration with your local property market is shared by a lot of people. One solution has been to invest in an area you dont live in. 

Sorry I dont remember all of the podcasts but there are at least 5 of people who earn money in one state then invest it somewhere with better deals.

I have had these experiences and more. Raising prices a little usually stops a lot of these issues but obviously thats only if you can manage it in your market.

I was talking to a broker yesterday who said they got great success mailing the three blocks around wherever they had sold a house and were asking if those properties had thought of selling too. 

Brokers seem super open to splitting the cost of mailers in return for giving you first refusal on any leads that come in.

Sounds like it would be a great motivating factor. Is there any consistent way of finding these people with delinquent taxes?

Hey Guys

I am looking for my first deal in the US and want some advice from locals! 

We have been offered a single family in West Price Hills for  $59.9k

Its a single family home with a tenant who pays $895 - section 8. They have been there 5 years and the property manager says they are easy to work with.

Has anyone got experience of that area? Is it a good one? If so does the cost of the house and the rent value seem sensible?

Hey Guys

I have bought one rental property before in Europe and currently looking for the first of many in the US 

It is a single family one in Cincinnati, OH in the west price hills area 

Cash Price $59.9k

It is currently rented to a tenant who pays $895 - section 8. They have been there 5 years and the property manager says they are easy to work with. 

House is in good shape. Owner had to do a lead cleanup a couple years ago b/c of CMHA, and it was professionally remediated. May need windows and a roof in next 5 years. Has a great double detached 2 car garage and nice lot.

Tenant pays water, gas, electric

This seems like a good first deal to me but if anyone has advice it would be appreciated.
