Want help analysing my first deal on a single family home OH

Hey Guys

I have bought one rental property before in Europe and currently looking for the first of many in the US 

It is a single family one in Cincinnati, OH in the west price hills area 

Cash Price $59.9k

It is currently rented to a tenant who pays $895 - section 8. They have been there 5 years and the property manager says they are easy to work with. 

House is in good shape. Owner had to do a lead cleanup a couple years ago b/c of CMHA, and it was professionally remediated. May need windows and a roof in next 5 years. Has a great double detached 2 car garage and nice lot.

Tenant pays water, gas, electric

This seems like a good first deal to me but if anyone has advice it would be appreciated.
