That’s a good way to start.

I have a development business building homes/small Multifamily in Pueblo West. I have a land business buying/selling land on notes and a small portfolio of rentals I’m working on growing. I’m really working on offloading a lot of the administrative tasks to VAs right now too.

With the progress I’ve made on the active/income generating side of my business I’m planning to make several acquisitions next year.

@Adam Christopher Zaleski It's really grown even in the last year! The area off McCulloch is one of the best spots to build a duplex, we're doing several single family homes over there as well. The R-3 lots are quickly running out and land up north doubled in price this summer so I don't expect new construction to have the same appeal it currently has for much longer. 

Interesting, are the markets spread out because you're military?

 I understand this frustration, this is a problem you will deal with continually, even as you get older. Surrounding yourself with other like minded individuals is great BUT I also enjoy having some downtime with friends who have no idea what I'm doing in my business. 

Anyways, I'm just south of you in The Springs, what are you working on up in Denver?

@Rachel De Villava I agree with the points made by both @Greg Dickerson & @Steve Morris if you don't have experience yourself or a strong GC you can trust then it will likely make more sense to go with existing construction. 

We're building duplexes here in Colorado, specifically in Pueblo West, and the numbers only make sense because land with utilities can be bought at absurdly low prices yet there's still tremendous demand for housing. It's an unusual combination of undervalued and value add and it won't last forever. 

What market are you in?

Being originally from Ohio, I definitely understand your drive to move to the mountains! I'm very partial to Colorado Springs and based on the hobbies you listed I would think anywhere along the Front Range would work for you & your family. 

An important distinction that many people who don't live here neglect to consider is the difference between living in the mountains vs next to the mountains. For example, here in The Springs we're next to the mountains not in them so we don't really get winter (relative to Ohio). It's sunny and dry almost all of the time but when I want to go snowboarding I simply drive a bit west. Personally, I don't think I'd enjoy living in the mountain towns at high elevation as much being that the winter up there can be pretty brutal. 

Along the Front Range we get the best of both worlds IMO. Most days in the winter I'm in a t-shirt and jeans yet the mountains are right next to me when I do want to see snow. 

Lifestyle aside, the market here has been absolutely out of control for years and it doesn't seem to be slowing down. The pandemic has only sped up the trends that were already driving people here. So if you're looking to move your business here there's just endless opportunity.

@Henry Lazerow who cares if some people would judge you, do you really want to do business with those people anyways? 

Beyond that, do you really want to make your decisions based on what other people might think?

If you know what you're talking about and speak with confidence then the sleeve will not be what people focus on. 

I have a large tattoo on my forearm that will be a full sleeve in time and I tend to deal with older, more conservative clients in my business. When I first meet them I usually notice them looking at it but within a minute or two of talking they forget all about it. Carry yourself with confidence and it's not an issue.
