Hi guys, I just got my hands on my first property, and am aggressively looking for more. Business law is definitely not my expertise, but I have been made aware I should start an LLC for my real estate. Do you guys do this online through websites like legal zoom or have your accountant/lawyer do it for you? Also, I am a little unsure since my primary residence is in New Jersey but most of my properties will be in Pennsylvania, how does that work? Just looking for any advice from people who have gone through this or have any tips in general.

Hi guys.

I'm about to close on my first deal in real estate on monday. It's a townhouse in Philadelphia that needs some cosmetic work (floors, paint, kitchen) and minor utility upkeep. I'm a college student and want to be hands off, so I want to hire a project/rehab manager to take care of this for me so I don't have to be at the property on a daily basis. My timeframe for the rehab is under 30 days ideally. Message me if you are an experienced professional rehab manager or know someone who is please.

Also, if anyone knows any good cheap lawyers I can take to closing let me know as well. Thanks a lot everyone! Message me if you can offer some referrals.

Hey guys,

I have a pretty nice deal for an apartment sitting in my lap. Its a bank repossessed condo apartment going up for auction. It is specified that the apartment is occupied. Can anyone shed light on their thought processes when dealing with these type of apartments? How will I get rid of the occupants once I have completed the purchase? Will this cost me? Etc.

Hi everyone,

I am a college kid living in Philadelphia. After a summer of studying real estate, I am looking to start investing. Rental properties appeal the most to me, but I really like the capital-raising power of flips, so I am open to everything. I've come to learn that this is a hard market to be in for beginners after looking at/making offers on a few properties. I'm looking for others with the same goals as me to meet up, and hopefully make connections that will set up the foundation of future deals we may do together. A few people working together have much more property finding ability as well as capital than just one person alone, and I feel doing a mini-syndication on properties is a great way to start out since you're sharing knowledge as well as risk. Lets meet up and grab some lunch in the area and hopefully get on our way to our real estate goals!  Sorry Ben, rookie mistake. I meant $70 million in construction not $7 million, so its really like $100,000 per door.
