Little uneasy about trying to self-manage it. We live in the Twin Cities (MN) and its a long ways away if something goes wrong. Was hoping to initially get it up and running with some help.

Have you guys ever done 'co-host' option? I'm trying to look into that as well. The place will be ready in about a month, so I have some time to make a decision on it. Just looking to make the best educated decision :)

Hey guys

So we recently closed on a beach front condo down in Cocoa Beach area. The unit allows weekly rentals and is furnished. We are doing some updates to the place to get it ready for STR, such as replacing all flooring with LVT, new baseboard trim throughout, new paint throughout and furnishing the place.

Wondering if anyone has had good luck with Evolve, or Vacasa, or can suggest another place down there? From what we have gathered, evolve is more hands on with more responsibilities we would have to do, but they have a lower percentage and therefore we should be able to earn more. I believe both market the place on our behalf as well.

Perhaps someone has had good luck with another place down there and would be so kind to share their experiences, or hop on a quick call.

hey Leslie, so with Ownerrez, does it have the option to take the current Air BNB listing I have, and export it to the other main vacation sites? That is a huge time saver in itself, as Air BNB took so long entering in everything. And from there, I Assume any bookings that come in from all the sites (air bnb, vrbo, booking, expedia, etc) have a shared calendar they all 'talk' to. Please let me know

It seems they charge per property, and with our first one looks to be only $35/mo. Which seems reasonable.

Hey guys

So we got our first vacation property all setup on just Air BNB. I'd like to have some tools to aggregate the listing to the other sites like VRBO, etc without having to recreate it at all these places.

I've seen that Guesty and Hostaway are some high rated software to not only do this, but then share the calendars and aggregate all the channels. I am not sure if one is better than the other, as I have just recently started researching this. I am also unaware of the pricing structures on either, for just 1 property.

Main goal is to aggregate and market it to more sites than just Air BNB. 

If anyone can share their experiences or pros/cons of one or the other, that would be great. Thanks in advance!

Hello all,

Looking for some general advice here, we are closing on a 4BR/2BA Canal/Pool home in Cocoa Beach next month. We have to furnish it all and from there are looking to use it for short term rentals (Air BNB, VRBO, etc). Some of the Mgmt companies down there want 25% which would essentially kill profit margins, was looking at Evolve this morning (they say they take only 10%) and going to research some others. The big issue is we are out of state, so getting it off the ground is what concerns us right now.

I have friends who rent out their cabins in the midwest using Air BNB and doing it themselves. But those are cabins they have vacationed in for a while, not exactly starting from scratch in furnishing it and marketing it from day one.

One thought we had was pay someone to help us furnish it and use Mgmt company for a year or so to help get it off the ground. Then take it over ourselves using Guestly or some other software. I've heard the cleaning company is the biggest piece in doing it yourself and this piece is a MUST have if you are going to do it on your own and are not in the state.

We plan to install all smart devices, keypad, thermostat, cameras, etc to help monitoring it and managing it a little easier.

Anyone have any advice on using management companies and how did that turn out, especially in this part of FL?

Hey Joey, this would be in the Cocoa Beach area. We have a family condo already in the area and have been going down for many years. Familiar with the area and hooked up with a local realtor down there....

Thank you guys. This is very helpful information. We are seasoned investors in the mpls market (wife is also a realtor). The rental history on this particular single family down there is strong and there are returns even after the 25% cut. I agree, thats a big cut, but not in the position with owning several unrelated businesses, to be babysitting an out of state rental. Hence why I'm asking others if they have experience doing such. I will take a look at your suggestions, so thanks so much for the helpful information.

Wondering if anyone on BP has experience with this, I'd love to chat on it. Live in Twin Cities (market sucks for investing up here, low inventory and over inflated prices on single family homes). Looking at purchasing a single family down in FL to be used as an income property doing short term rentals through Air BNB and have it all managed by a company called Vacasa.. The realtor down in FL has been sending me a few properties, some with rental history, some with not. Numbers look decent

Wondering if anyone has experience in buying, furnishing a property in FL (or any different state for that matter) and then turning it over to a company such as Vacasa (who takes 25%) to rent out and manage for you. Please shed any thoughts or experiences on the matter.
