Hello, my inlaws have a small condo off the ocean that we have been going to for several years now. Like the area. We are located in Twin Cities and this market has turned awful in terms of finding any value from an investment standpoint. Looking to hear from others on experiences with out of state beach front condos OR investment properties. Met with a realtor last week down in Cocoa Beach, FL and saw a few of them. The numbers look good, even with having a property mgmt company taking their fees. We saw some air bnb (nightly rentals), weekly and monthly minimum condos. Anyone have experience with this area and income properties down that way? Would love to chat more.

Currently rehabbing a single family residence which we will be listing for sale on Contract for Deed basis. Does anyone know of any good sites or referrals on how to market this? Besides Craigslist.... Looking for advice on where else to market something like this.

Looking to pick up 1 to 2 more rental properties (single families preferably), in the S or SW metro of the twin cities. If anyone has any advice on to where to find good deals (other than the MLS), or knows of anyone looking to unload a rental property please reply.
