Is it septic or sewer? One of my clients ran into a problem because the septic clean out couldn't support an additional bathroom. If you throw this question in one of the Chattanooga real estate investor fakebook groups I'm sure someone has been through the full process.

Hey Drake,

I've got clients in the same boat as you and we work with a multitude of lenders that can give you options. I'm an agent that solely works with investors and I've been getting a lot of good LTR opportunities coming across my desk. I'd love to connect, also I have a client that is worried about an electrical inspection he's facing with one of his investment properties so maybe you can help me with that too.

Hey Wesley, I love seeing posts like this. I recently moved to Chattanooga from New York and work as an agent for New Western. I solely work with  investors and I've been learning a lot over the past few weeks. I want to take the next step and start building a portfolio, but it seems like I'm always making excuses for myself. This is the type of post I needed to see this morning. Thank you for your service, I start drill for the TN national guard in August.

Hey Clay,

I'm an agent that solely works with investors, whether it be fix/flips, buy and holds, or short/medium term rentals. I have a variety of properties come across my desk that are great for all types of investors. I'd love to connect and get an idea for your goals, I personally want to start jumping into buy and holds soon (Chattanooga/Cleveland area).

If you don't mind me asking Sara how did you finance the deal. Did you use Cash/Hard Money or was it an FHA or some other type of loan?

Hey Everyone, who's recently used either subject to or seller financing to buy a property? I just moved to Chattanooga and one of my clients wants to get into creative financing but I'm still learning the area myself. Are there any parts of town where someone has seen more success with creative? Or do you guys have any advice for someone that wants to get started?

Quote from @Lynne Castillo:
Hi all,
I'm under contract to buy a house in Chattanooga, I'm wondering if anyone has a solution to avoid paying all cash.
I have 2 others that I own outright , cash purchases. I do this because I can't prove income and bank statements don't work either. I'm self-employed.
I could get DSCR if I needed 100k but I don't need that much.  I just want to keep some of my cash for other deals
Just wanted to see if there was some other way. Thanks for your help!

Hey Lynne, the company I work for provides access to our in-house Hard Money Lending portal, where different lenders essentially compete to give you the best terms possible. It's an easy process that takes minutes, definitely a great way for you to expand your purchasing capabilities.
