Loan for 75k and under

Hi all, 
   I'm under contract to buy a house in Chattanooga, I'm wondering if anyone has a solution to avoid paying all cash.
  I have 2 others that I own outright , cash purchases. I do this because I can't prove income and bank statements don't work either. I'm self-employed.
    I could get DSCR if I needed 100k but I don't need that much.  I just want to keep some of my cash for other deals
  Just wanted to see if there was some other way. Thanks for your help!
