Does anyone know, or have a good idea, about the difference in returns on entitling & developing the land for each scenario, with final objective to sell to a builder to build and sell the structures him/herself.  Per square foot, does one or the other have a higher likelihood of returning a higher return?  Let's say an 8-14 story multifamily building.  

I own a rowhouse in Baltimore that I'm renting out and my neighbor's roof has a hole in it - a racoon is going through that hole and into the attic space above my tenants' bedrooms and making noise, which the tenant is complaining about.  It's a flat roof so not a lot of space up there but enough for the racoon.

I'm going to ask him his plans to repair but if he doesn't want to, what would you do?  One idea is to offer to pay 50% of the cost b/c it does affect the marketability of my property.

Would my subcontractor be covered for his employees if he paints exterior trim on my Maryland property but his workers comp is effective only in VA? His office is in MD but does most of his business in VA so got a WC policy for VA. Seems like an obvious answer but thought I'd ask anyway as the MD office of WC does not pick up their phone or return calls in a timely manner.

@Thomas Clute The BRHP tenant I have is very good.  She's got a steady job and always pays on time.  Never missed a month in rent in three years and BRHP deposits their share of the rent in my bank account like clockwork each month.  She treats the property very well.  I think it helps that I respond to all of her requests for repair, which haven't been many, right away and I go to the property once a quarter to replace the furnace filter and conduct a brief "maintenance inspection" of the house and property.

Anyone have any alternative to propane heaters or space heaters in general for drywall mud?  Anyone successful being able to turn on the central heat (gas furnace) before drywall starts?

Recently got my builder's license and building my first spec home.  Wondering if I should try to sell it myself or hire a realtor to do it.

Has anyone used HD for these items?  I bought windows from them b/c they had the best price but not sure if they're a better-price, easy-to-schedule supplier of these items.

@Chris Seveney Thanks for your input.  On another topic, how have prefabbed homes worked for you?  Do the pros outweigh the cons compared to a stick-built house?

If so, how many pages are your subcontract agreements?

I'm acting as GC on my first spec house and have a subcontract agreement ready to go - got it from HAHB website and winnowed it down to 6 pages plus one page of quality standards and specifications.
