I purchased the property and renovated it in 2020 but won't rent it out until this year.  Any tax benefits I can take in 2020?  Thanks.

Is it worth looking for deals hoping the seller is willing to wait 45-90 days for the bank to close or should I make sure I have enough cash to pay for the entire purchase before I make offers?

I'm under the impression that if I don't have all cash to offer for an investment property in the $30k - 100k purchase-price range, I will have a very difficult time finding a seller who would want to sell to me.  It seems like an investor market like Baltimore, where I am, has ample investors who have cash ready to offer for properties in that price range.

Hi All,

I'm finishing up my first renovation, which I plan to register as a Section 8 rental, and have seen other Section 8 rentals, specifically in the Brooklyn neighborhood, providing washers and dryers.  I wanted to not provide them since there is a laundromat a few miles away--and I don't want to deal with high water bills and repairs--but also don't want to be passed over for not having a washer/dryer in the property.  

Do any other Baltimore landlords here have any helpful experiences or tips you'd be willing to share about this?

Great advice.  Thanks everyone for your responses.  I've been targeting 2 bedrooms but will start including 3-4 bedrooms in my search.

Hi All,

Are 2 bedroom or 3 bedrooms a better investment for Section 8 rental properties?  I know 3 bedrooms get higher rent but, based on things I've read/heard, I'm under the impression 2 bedrooms are in higher demand for Section 8 tenants.  I'm in Baltimore.  Also, two bedrooms cost less to renovate.

Hi All,

I'm thinking about making the two-ft. concrete walls at the base level of the house and stairs lead free by covering them with stucco:

Any other suggestions?

We tried to scrape the lead paint off of them but were not able to remove all of it.
