Hi @Darren Paul,

I'm a realtor, investor, and rep for a national title insurance agency. There are a few private lenders who are still (post COVID-19) still doing 30-yr amo programs on investment properties. The catch is, legally speaking, it has to be an investment property. The lender I work with regularly requires the property title be held in an LLC. or other business entity, and to see the lease that will be used to rent the property. Traditional Banks offer something similar as commercial loans, but more restrictions on the guarantor. Private lenders will typically carry higher interest. Most have stopped these programs due to the secondary mortgage market drying up during the pandemic, but hoping to see this clear up soon. Hi Marianne,

I’m originally from up north, but I’ve lived in the Tampa area for most of my life. After a long stint in Naples, I returned to the Tampa area primarily for the reasons you listed.

1) Tampa Bay is an amazing area that is continuing to grow. It’s unreal how much there is to enjoy here, and so close to so many other great aspects of Florida. Disney/Orlando are just over an hour away. Beaches, international airports, plenty of festivals, nightlife, and culture are at your fingertips.

2) schools are fantastic for the most part. I’m biased as I sit on the alumni board for my high school which sits just outside downtown Tampa, but others in the area are great. Several options for University/College. Top tier Medical and Law school in the area.

3) Plenty of investment opportunities in the area, no matter your strategy. Wholesalers, flippers, AirBnB, long term rentals, all have success. I’m an investor, realtor, and rep for a title agency, as such fully immersed in the community and work with investors daily. Plenty of opportunity here and the surrounding areas.

4) plenty of great places to live. I’ve lived down on the beaches, in the suburbs, and smack in the middle of downtown. Great experiences in every instance.

@Ashley Petersen to generate $5k/mo consistently in the time frame you are looking is tough. Rentals will do it eventually, but it’s a much slower build. You could take a fraction of those funds, dive headfirst into wholesaling to generate that kind of income. Lower investment cost, and totally possible to consistently generate $5k/mo. Use your profits to invest in flips and rentals that will slowly generate enough income to replace the wholesaling.
